Design Intent

We are not Architects but we are, however, good partners in the design intent.  We’ve restored everything from early nineteenth century homes to mid-century modern homes, reconstructed timber framed barns, and renovated everything in between. From the ground up, we’ve built net zero ready farmhouses and modern homes of concrete and glass.  We can talk Fry Reglet or a cornice return and we also know when to step back and build it like you drew it.

Energy and Building Science

Regardless of the architecture, we’re committed to building comfortable, energy efficient, high performing homes and look to inject sensible and effective strategies wherever we are in the design process. Early on we can look at the thermal envelope and study a variety of wall sections and mechanical systems or explore the possibility of ground source heat pumps (geothermal). We’re always a proponent of engaging an independent rater to get certification for programs like Energy Star. If it’s later in the design process there are almost always upgrades to air sealing, insulation, and mechanical systems that can happen without you having to return to the drawing board.

Budget

Through it all we want to be a resource to you and your client. Whether it’s sourcing the right large format slate for the mudroom floor or exploring HVAC strategies, we recognize that the development of your projects is seldom a linear process. With a full stable of subcontractors and an extensive network of vendors we can quickly determine, for example, if radiant heat is feasible or what is would cost to turn the addition from a crawl space to full basement.

Whether we’re engaged and under a Letter of Intent or one of a handful of bidders (see our Process page), our numbers are detailed and transparent. You’ll always know our underlying costs and what’s driving the budget.

Think of us as the builders who truly appreciate architects, understand design and building science, and are ready to help.
